New construction on Ira Babin Drive

Dear Neighbors,

The members of the Board have received a lot of complaints and concerns over the new construction at 18088 Ira Babin. Please allow this message to address some of the rumors.

When Wendy Gladney purchased from Ira Babin the property on which our subdivision was eventually built, two lots were given to Ira to sell at his leisure. These two lots fall under HOA covenant guidelines. The 3-1/2 acres purchased by the builder on which the metal building sits was given 60 feet of frontage to Ira Babin so it would not be land locked, and DOES NOT fall under the HOA covenants.

About 8 months ago, the person that bought the property started building a metal garage / house that will serve as his temporary residence until he completes his main residence and turns the metal building into a shop / garage. The property is zoned residential, and any rumor that the homeowner will run a business out of the metal building is not true at this time. Since the property is zoned residential, he would be in violation of zoning ordinances and subject to legal recourse.

Our biggest issue has been the street flooding on Ira Babin caused by the development of this property. For 8 months now, the HOA has been working continuously with Councilman Dan Satterlee, and with the Director of the Ascension Drainage Board, Bill Roux. A contributing factor to the street drainage problem was an improperly constructed manhole, which has now been repaired. If the flooding issues continue, the Parish can come out and increase the size of the outfall drainage pipe from the front pond to Swamp Road.

The HOA hopes that this clarifies some of the issues with this new development, and you can rest assured that the HOA is working hard for all of the neighbors in our subdivision.

Dear Neighbor!

In reference to the Warranty Hotline Information (listed below), we, The Lakes at Oak Grove HOA, can not be held responsible for any warranty problems or change in info as this is just a copy of what you should have originally received and it may be outdated.

This basically just lets you know who did the work, originally, on your home.

If you have purchased a home warranty other than Choice 2-10 Home Warranty then we are sure your new provider will send you the person they want to hire to work on your home warranty issues as they have their own procedures to follow.

If you do not have a home warranty or if you kept the original warranty company then you may be able to contact those contractors for any repairs needed.

Again, the Lakes at Oak Grove HOA is not responsible for your warranty issues. This list of numbers is a courtesy to you.

Rules & By-Laws

Process of Submitting a Proposal for Structural Change to Your Home

If you wish to make changes to the structure of your home, please send a letter to the address below with your detailed plan.  Once the plan is discussed, you will receive a letter indicating the decision of the HOA.  If your plan is denied, you will have an opportunity to respond with an explanation.  Upon receipt of your response, the HOA will make a decision.

Process of Submitting a Proposal to File a Rules Violation

If you notice a violation of the rules, please submit your violation in writing to the HOA.  Please identify the following in your letter: specific rule violated and the address of the home the rule is being violated.  However, the identity of the individual filing a rules violation complaint does not have to reveal their identity.  Upon receipt, the Rules-Buildings Committee will review the violation.  If a rule is being violated, the HOA will send a notice to the homeowner in violation of the rule.

Enforcing Rules Violations

Please know enforcing rule violations is to keep the subdivision in the best shape possible for those who currently live here, for those who are selling their home, and for those who are considering moving into our subdivision.

Those who are in violation of the By-laws will initially receive a notice of violation letter indicating the specific violation.  See in this packet for the Rule Violations Fine Structure.

Dues

According to the By-laws, ALL Lakes at Oak Grove Homeowner are required to pay dues.  Please see the By-laws.

HOA dues for 2010 of a $100 are due on July 1, 2010.  Please send your payment to the following address:
